The Lining Under Your Roof Edge May Be Asbestos
Eaves linings, also called soffits, close the underside of the roof overhang. In many pre-1990 houses they were made from asbestos cement sheet. Paint can hide the original surface, and replacement roofing does not necessarily mean the eaves were replaced at the same time. A careful assessment is worthwhile before sanding, drilling for new lights or opening the roof edge for renovation.
We arrange inspections across Hamilton Hill, Mirrabooka, Maddington, Lynwood and Kelmscott, as well as the wider Perth area. The construction period helps identify suspect material, but it is not enough to confirm asbestos. Different additions can use different linings on the same property. We discuss testing and measure the affected runs so your quote covers the actual material rather than every painted panel by assumption.
Cement Gutters and Downpipes Need Separate Identification
Some older gutters and downpipes were made from asbestos cement, while others are metal, plastic or a later replacement. Their shape alone is not a reliable test. Weathered cement components may be brittle at joins and fixings, making removal different from taking down ordinary sheet-metal guttering. Let us know if the gutter, downpipe and eaves lining are all part of your planned work.
We inspect each component and define which materials are included in the removal scope. A price for eaves linings should not be read as an automatic allowance for every gutter, downpipe or roof sheet. The written quote records the agreed quantities, access arrangements and disposal. Your roofing contractor can then quote replacement gutters and drainage separately, with a clear handover between the asbestos and reinstatement stages.
Combining the Roof Edge With a Roof Project
Eaves are often removed alongside an asbestos roof because the work areas meet and access equipment can be coordinated. Opening the roof can make some fixings easier to reach, while removing linings may reveal connections at the rafters or fascia. Planning both scopes at the start helps the licensed removalist decide the safest sequence and avoids another trade unexpectedly encountering suspect material midway through re-roofing.
If your roof is staying, eaves can still be assessed as a separate project. The removalist considers how the linings are attached and whether surrounding roofing or framing can be left undisturbed. We do not recommend levering sheets around roof connections to find out. A site visit establishes what can be removed independently, whether temporary protection is needed and how your builder should schedule the new lining.
Height and Garden Access Shape the Method
Working under an overhang requires safe access, not simply a ladder placed against the wall. Scaffolding or an elevated work platform may be needed depending on height, reach and the work environment. Narrow side passages, sloping ground, retaining walls, trees and neighbouring boundaries can affect what equipment fits. Those factors are checked before the quote so the removal team arrives with a workable access plan.
Landscaping and outdoor living areas also influence containment and cleaning. We plan how sheets will be lowered, wrapped and moved out without unnecessary breakage or debris spreading into garden beds. Keep children and pets away from the controlled area, and avoid parking vehicles in the agreed access route. We explain what needs clearing before the booking rather than leaving you to guess how much space the team will need.
Cracked or Storm-Damaged Linings Should Be Left Alone
Brittle, cracked or storm-damaged eaves deserve prompt assessment because loose pieces can fall and damaged material may release fibres when disturbed. Do not break off a hanging section, pressure-clean it or sweep fragments across a path. Restrict access beneath the affected area and contact us for advice about an inspection. If there is an immediate structural or electrical hazard, seek the appropriate emergency assistance as well.
The licensed removalist checks the condition, supports material as required and uses controls appropriate to the assessed risk. Bonded asbestos removal above the WA licensing threshold requires the relevant licence, and friable asbestos requires Class A controls regardless of area. We arrange licensed, WorkSafe WA approved removalists and do not treat an outdoor location as a reason to skip careful handling, protective equipment or compliant disposal.
What Is Handed Back and What Your Builder Replaces
Our fixed removal quote includes removal, wrapping, transport, disposal and independent clearance, with GST included. New soffit boards, painting, fascia repairs, gutter replacement and other reinstatement are quoted separately by your builder or roofer. Removal of the lining can expose unrelated deterioration in framing, so allow your builder to assess those repairs rather than assuming they are part of the asbestos price.
Use the form to describe whether the work involves one side of the house, all eaves, gutters, downpipes or a roof replacement too. Mention storeys, narrow access and damaged sections without disturbing them for a closer look. We arrange a site visit, measure the scope and provide a written all-inclusive removal quote. Grouping related asbestos work at the same property can simplify the access plan and independent clearance.
